LDP Group was founded in October 2024, when LDP Immobilienberatung GmbH was entered in the commercial register. The founders were active in the German property market before the company existed, which is why an older page or an AI summary sometimes gives an earlier year: it describes the same people and the same work. For the company, the register entry is the reference.

Licences: what we may do today and what changes in November 2026
The § 34c GewO permission covers brokering real estate: finding a property, checking it and taking it through the purchase. Brokering a mortgage needs a separate permission under § 34i GewO. Ours is in preparation, and we expect it around mid-November 2026.
Until then, and for every file already running, the loan itself is brokered by FM Zinswerk, an independent mortgage broker that compares offers from more than 400 banks according to its own website. We prepare the financing file as part of our service and coordinate bank, notary and seller until payout; FM Zinswerk holds the permission for the loan advice. We coordinate financing for residents of Germany and of other EU countries, of any nationality. We do not take on financing for buyers who live outside the EU.
We do not give tax advice. The tax side of a purchase (depreciation, the split between land and building, the timing of renovation costs, the ten-year rule for a later sale) is advised by Helm & Partner, an independent tax firm, or by your own tax adviser if you prefer one.
How we get paid
We are paid when you buy. Our commission is part of the purchase price of the property. You do not receive a separate invoice from us for finding, checking and structuring the purchase, and there is no additional broker fee (Maklerprovision) on top of the price. In plain terms: you pay for our work through the price you sign at the notary.

Why this matters for you: because our income depends on the sale, we have a reason to sell. That is the conflict of interest a careful adviser will point out, and it is real. The protections that work are the ones outside our control: the bank values the property before it lends, the notary is neutral by law, and you can have the price checked by people of your own choice. The next sections show how.
Where the properties come from
We buy existing buildings, not new builds: standard rental flats, co-living conversions of existing apartments and full renovations (Kernsanierung). Most properties come from developers and owners who renovate or convert existing buildings; our commission is agreed with them and included in the price. We work in Berlin, Munich, Nuremberg, Erlangen, Fürth, Düsseldorf, Cologne, Stuttgart and Karlsruhe, with purchase prices from about 100,000 EUR up to seven figures.
Before you decide, ask us for the calculation behind the property: the price, the purchase costs, the financing, the rent before and after any conversion, the expected tax effect and the monthly cash position after tax. If a number in it has no source, ask where it comes from, and do not sign until the answer satisfies you.
How to check a price we show you
- The bank's valuation. Before a German bank lends, it values the property itself. If its value comes in well below the price, you will see it in the loan offer, and you should ask why before going further.
- City data. Compare the price per square metre with the city averages and district bands in our city reports and with asking prices on the portals for similar flats in the same district.
- An independent valuer. You can commission a valuer (Sachverständiger) of your own choice before the notary date. Nothing in our process requires you to rely on our figures alone.
- The notary's draft. For a consumer purchase, the notary has to send you the draft contract two weeks before the appointment (§ 17 Abs. 2a BeurkG). Use those two weeks to have it read by someone who does not work with us.
- Your own tax adviser. The tax effect in a calculation is an estimate for your income. A tax adviser who is not part of the deal can confirm it before you sign.

Gross yield is annual cold rent divided by the price shown, before purchase costs, renovation spent beyond the price, vacancy and management. The tax effect is the estimate in the business case for that client's income, not a tax assessment. None of these figures has been independently audited.

Limitations: what we cannot promise
- Rent, vacancy and value risk stay with you as the owner, as with any property you hold in your own name.
- Business case figures are projections made before purchase. Rents, costs and tax rules change, and co-living rents depend on letting rooms individually and on local rules.
- The tax effect depends on your income and personal situation; only your tax assessment makes it final.
- Financing depends on the bank's decision about you and the property. Residency, the currency of your income and existing loans change the terms.
- The mid-November date for the § 34i permission is our expectation, not a decision by the authority.
