LDP manages the property after the purchase in every city we operate in: through FairMieten, our own management company, in Berlin and Bremen, and through vetted partners such as Miethelden Muenchen elsewhere. The fee is flat, from 30 euros per tenant per month by city, and covers placement, contracts, rent collection, maintenance coordination and annual statements.

Management coverage, September 2026
FairMieten grew out of LDP's own co-living portfolio in Berlin and manages rooms and apartments for LDP's investor clients. That is the point of having our own company rather than a franchise: the same people who planned the co-living conversion with you also let the rooms and answer the tenants. In Munich, Miethelden Muenchen does the same under the same standards, and in the other cities we work with vetted local partners, with LDP as your contact for anything beyond the day-to-day. Management is available in every city we source in.
What it costs
The fee is a flat monthly amount per tenant, from 30 euros, and depends on the city. A single-let apartment has one tenant and one fee; a co-living property with five rooms has five. There is no percentage of rent, so the fee does not rise with the rent you achieve, and there is no separate placement fee for finding the tenant at the start. The exact figure for your city and property comes with the offer.
Why per tenant and not per property: in a co-living property the work scales with the number of tenants, not with the square metres. A flat fee per tenant keeps the fee transparent for both types.
How tenant placement works
A vacancy is listed on the German portals and, for co-living rooms, on FairMieten's own platform. Applicants are screened on income (net income of roughly three times the rent as the usual benchmark), SCHUFA, employer confirmation and, for rooms, the fit with the existing tenants. You get a shortlist with our recommendation and take the decision; the contract, the deposit and the handover follow. For owners abroad the whole process runs remotely, with viewing videos and the protocol signed digitally.

- Third-party repair and renovation costs; they are billed at cost after your approval.

How to start
If you buy with LDP, management is set up as part of the purchase and the first tenant search starts before the keys are handed over. If you already own a property in one of our nine cities, book a call and we tell you within a week whether we can take it on and at what fee.

In the other cities the same service is delivered by vetted local partners under LDP standards, in Munich by Miethelden Muenchen.
Can you manage my property if I live outside Germany?
Yes, that is the normal case for our clients. Viewings, handovers, repairs and tenant contact happen on the ground; you receive viewing videos, digital protocols and a monthly overview, and you take the decisions that are yours, such as choosing the tenant, from wherever you are.
How do you screen tenants?
On income, usually net income of around three times the rent, a SCHUFA report, an employer confirmation and references. For co-living rooms we also look at the fit with the tenants already in the property. You get a shortlist with our recommendation and make the final choice.
Do you manage properties I did not buy through LDP?
In every city we operate in we can, case by case. Book a call, tell us the address, the number of units and the current tenancy situation, and we let you know within a week whether we take it on and at what fee.
