One team for the whole investment
Most providers cover one piece: a broker arranges the loan, an agent finds the flat, a Hausverwaltung collects the rent, and a tax advisor meets the property at the first return. LDP runs the four pieces as one sequence, because each decision constrains the next.

These are not projections. They are the published cases of LDP clients, anonymised and aggregated: purchase price, cold rent before we touched the property, cold rent after renovation, conversion or re-letting, and the tax benefit in the first year.

Clear before you start
Three of the four services are part of the investment service and carry no separate fee to LDP. Management is a flat monthly amount per tenant. Purchase costs go to the state and the notary, as with any purchase in Germany.
Who we work with, and who we do not
This is for you if
- You live in Germany or elsewhere in the EU and want rental property without a second job running it.
- You are looking at a purchase from 100,000 euros upward and want purchase, financing, tax and management handled by one team. That is the property price, not the cash you need: financing covers most of it.
- You cannot attend viewings or the notary in person and need the purchase handled remotely.
- You already own a property in one of our nine cities and need English-speaking management.
What we do not do
- Tax or legal advice from LDP itself; both come from partner firms.
- Financing for buyers living outside the EU.

Do I have to take all four services, or can I use just one?
Sourcing, financing coordination and tax structuring come together as the investment service, because they depend on each other. Rental management is set up as part of the purchase for LDP clients, and in every city we operate in we can take on properties you already own, case by case.
What does LDP charge?
Sourcing, financing coordination and structure design are included in the investment service; there is no separate advisory or brokerage fee to you, the bank pays the broker. Rental management is a flat fee from 30 euros per tenant per month, depending on the city. Purchase costs such as transfer tax, notary and land registry are paid as with any purchase in Germany.
Can I invest with LDP if I do not live in Germany?
Yes, if you live in another EU country. Financing then runs at 50 to 60 percent loan-to-value and the purchase can be completed by power of attorney. We do not take on buyers living outside the EU, because the lender pool and the conditions are too poor to recommend.
