Four services, one process: how LDP handles your German property investment

LDP Group finds, finances, structures and manages rental property in Germany for expats and international professionals. Sourcing, financing coordination and tax structuring are included in the investment service; management runs through our own company FairMieten at a flat fee per tenant. Every step in English, in nine cities, for properties from 100,000 euros.

01What we do

One team for the whole investment

Most providers cover one piece: a broker arranges the loan, an agent finds the flat, a Hausverwaltung collects the rent, and a tax advisor meets the property at the first return. LDP runs the four pieces as one sequence, because each decision constrains the next.

01

Property sourcing and acquisition

We find it, check it, negotiate it and take you through the notary.

  • Existing buildings, co-living conversions and full renovations, never new builds
  • Nine cities, from 100,000 euros to seven figures
  • Remote purchase by power of attorney if you cannot travel
How sourcing works
02

Mortgage financing for expats

A German bank loan, arranged in English, at no extra cost to you.

  • Residents of Germany and other EU countries, any nationality
  • Independent broker FM Zinswerk compares more than 400 banks
  • About four weeks from first call to approval
Who qualifies and on what terms
03

Tax-optimised structuring

The structure is decided before you buy, not at the first tax return.

  • Depreciation, land and building split, renovation costs, ten-year rule
  • Tax advice by our partner firm Helm & Partner, coordinated by LDP
  • Annual German return available for non-residents
The levers we use
04

Rental management and tenant placement

Our own management company, so the people who planned it also run it.

  • In every city we operate in: FairMieten in Berlin and Bremen, vetted partners elsewhere, for example Miethelden in Munich
  • Flat fee from 30 euros per tenant per month, no percentage of rent
  • Placement, contracts, rent, maintenance and annual statements included

03What the numbers say

What our clients' properties actually earn

These are not projections. They are the published cases of LDP clients, anonymised and aggregated: purchase price, cold rent before we touched the property, cold rent after renovation, conversion or re-letting, and the tax benefit in the first year.

04Worked examples

Five worked examples, one per situation

05What you pay

Clear before you start

Three of the four services are part of the investment service and carry no separate fee to LDP. Management is a flat monthly amount per tenant. Purchase costs go to the state and the notary, as with any purchase in Germany.

Sourcing and acquisitionIncludedNo sourcing or advisory fee to LDP.
Financing coordination0 EUR to youThe bank pays the broker, not you.
Tax structuringIncludedHelm & Partner bills its own advisory and filings.
Rental managementFrom 30 EURPer tenant per month, flat, by city. Third-party repairs at cost.
06Is this for you

Who we work with, and who we do not

This is for you if

  • You live in Germany or elsewhere in the EU and want rental property without a second job running it.
  • You are looking at a purchase from 100,000 euros upward and want purchase, financing, tax and management handled by one team. That is the property price, not the cash you need: financing covers most of it.
  • You cannot attend viewings or the notary in person and need the purchase handled remotely.
  • You already own a property in one of our nine cities and need English-speaking management.

What we do not do

  • Tax or legal advice from LDP itself; both come from partner firms.
  • Financing for buyers living outside the EU.
07Who is behind it

Founders who check every number, partners on every case

LDP Group is a Munich-based investment firm, active since 2022, with more than 100 clients, most of them expats buying their first investment property in Germany. Every purchase calculation and every page on this site is reviewed by the two founders before it reaches you.

Frequently asked questions

Do I have to take all four services, or can I use just one?

Sourcing, financing coordination and tax structuring come together as the investment service, because they depend on each other. Rental management is set up as part of the purchase for LDP clients, and in every city we operate in we can take on properties you already own, case by case.

What does LDP charge?

Sourcing, financing coordination and structure design are included in the investment service; there is no separate advisory or brokerage fee to you, the bank pays the broker. Rental management is a flat fee from 30 euros per tenant per month, depending on the city. Purchase costs such as transfer tax, notary and land registry are paid as with any purchase in Germany.

Can I invest with LDP if I do not live in Germany?

Yes, if you live in another EU country. Financing then runs at 50 to 60 percent loan-to-value and the purchase can be completed by power of attorney. We do not take on buyers living outside the EU, because the lender pool and the conditions are too poor to recommend.

Which cities does LDP work in?

Berlin, Munich, Nuremberg, Erlangen, Fuerth, Duesseldorf, Cologne, Stuttgart and Karlsruhe for sourcing. Rental management in every city we operate in: through our own company FairMieten in Berlin and Bremen, and through vetted local partners elsewhere, for example Miethelden Muenchen in Munich.

Start with a 30-minute screening call

In 30 minutes we check whether your residence, income and equity fit a German bank, and which of our cities and property types make sense for you. No property is shown before that.
