- Gross rental yields across Germany's 25 largest cities span roughly 1.9x: Wuppertal leads at ~4.9%, Hamburg ranks last at ~2.6%, Munich is second-lowest at ~3.2% despite the country's highest prices.
- Wuppertal, Leipzig and Mönchengladbach lead the yield ranking at roughly 4.7-4.9%; half of the ten highest-yield major cities lie in North Rhine-Westphalia. Income-focused investors are structurally better served there than in the classic A-cities.
- Property transfer tax (Grunderwerbsteuer) ranges from 3.5% (Bayern) to 6.5% (NRW, Brandenburg, Saarland, Schleswig-Holstein). On a €400,000 purchase, unavoidable purchase costs (transfer tax plus ~2% notary and land registry) range from €22,000 in Bayern to €34,000 in the four 6.5% states: a €12,000 gap for the identical property.
